Topographic Diagrams

A topographic diagram is a detailed mapping of a plot or land parcel. It is a technical drawing that illustrates the property's boundaries and any existing structures with precise vertex coordinates in the Hellenic Geodetic Reference System (EGSA ‘87).

The diagram also includes:

  • Adjacent properties
  • Roads, curbs, utility poles, major trees
  • Applicable building regulations (e.g. building coefficients, setbacks)
  • Excerpt of the city/urban plan or a location sketch
  • On-site photos

It specifies the area and dimensions of the plot, as well as any existing buildings or structures, accurately positioning them using official coordinates (EGSA ‘87). It also certifies whether the property is buildable according to current zoning laws and the applicable construction terms. Depending on the purpose, additional elements may be included, such as elevation contouring.

Energy Saving Programs

The "Exoikonomisi Kat’ Oikon" (Home Energy Saving) program is a modernized residential energy efficiency scheme aiming to upgrade homes by at least three energy classes. The total project investment is expected to result in energy savings of at least 213 kilotonnes of oil equivalent (ktoe) annually and the energy renovation of at least 105,000 residences by 2025.

To qualify for the program, a residence must meet the following general conditions:

  • It legally exists (has all required permits).
  • It has not been declared condemned or slated for demolition.
  • It is used as a primary residence.
  • It has been classified in Energy Class C or lower according to the First Energy Performance Certificate (EPC).

The eligible interventions, as submitted in the application for inclusion in the program, are based on the recommendations of a certified Energy Inspector and are strictly limited to the following categories:

  • Replacement of windows and doors (frames)
  • Installation or upgrade of thermal insulation
  • Upgrade of heating and cooling systems
  • Installation of a Domestic Hot Water (DHW) system using Renewable Energy Sources (RES)
  • Other energy-saving interventions (e.g. smart home systems, lighting upgrades)

Energy Inspection

The term "Building Energy Inspection" refers to the evaluation of a building’s actual energy consumption, the factors that influence it, and the potential for energy savings through building upgrades. By conducting an energy inspection, a clear picture of the building’s current energy performance is formed, and specific measures are proposed that, if implemented, can reduce energy consumption and result in immediate financial benefits for the property owner.

Our office undertakes Energy Inspections for buildings of all types (residential, commercial, hotels, etc.).

The issuance of an Energy Performance Certificate (EPC) is mandatory in the following cases:

  • For renting an entire building or part of it (e.g., apartment, shop), regardless of floor area
  • For sale or purchase of an entire building or part of it (e.g., apartment, shop), regardless of floor area
  • Upon completion of construction of any new or radically renovated building
  • For the inclusion of residential buildings in the "Exoikonomisi Kat’ Oikon" (Home Energy Saving) program
