Building Permits

(The issuance of a building permit is a necessary prerequisite for carrying out various construction works, according to the current legal framework.)

Since January 1st, 2019, the building permit process is conducted through a dedicated electronic system of the Technical Chamber of Greece (TEE), in which a certified user – an engineer registered in the TEE registry – submits the required studies and plans electronically, depending on the type of project.

Our engineering office undertakes the issuance of all types of building permits, along with the preparation of the required studies: Architectural, Structural, Hydraulic, Energy Studies, Topographic Surveys, and any other documentation necessary for submission through the TEE’s e-adeies system, with the ultimate goal of obtaining the Building Permit.

Building Permit Requirement
The most common types of works that require a Building Permit include:
 
  • Construction, extension, and repair of buildings
  • Demolition of buildings
  • Excavations or embankments deeper than 0.80 meters, paving, and landscaping of plots and land
  • Change of use, when it negatively affects the building coverage diagram parameters, structural loads, or involves modifications to the mechanical installations

Small-Scale Construction Works Approval
The Small-Scale Works Approval is a simplified urban planning permit, issued at lower cost and in a shorter timeframe. It applies to specific construction activities, including the following:
 
  • Installation of scaffolding
  • Exterior painting or replacement of railings using scaffolding
  • External thermal insulation
  • Interior layout modifications
  • Alterations to building façades for modifying or creating new openings
  • Roof maintenance and repair using scaffolding
  • Roof reconstruction
  • Functional merging of interior spaces
  • Installation of autonomous heating systems
  • Canopies and awnings as defined in paragraphs 72 and 79 of Article 2 of Law 4067/2012
  • Construction of pergolas over 50 m² in open spaces, front yards, or ground floor verandas. On rooftops, open areas, and balconies, small-scale works approval is required regardless of size
  • Construction of stone boundary walls up to 1.00 meter in height, or lightweight fencing in plots located outside urban planning zones or in settlements without a city plan
  • Wire mesh fencing on non-road-aligned plots within urban zones
  • Construction of a small stone-built storage building (up to 15 m² and a total height of up to 3.00 meters) in cultivated farmland
  • Addition of a surface area of up to 5 m², exclusively for hygiene or utility purposes, to buildings constructed before January 31, 1983, in traditional or pre-1923 settlements with fewer than 2,000 inhabitants, without requiring legality documentation of the existing structure
